It's not so much on the sale, but passing the FHA inspection. I'm going to have to repair a deck enough to pass so that the new owner can rip it out.

You don't have to pay points on the sale anymore? Back when I juggled a few we had to pay points to FHA to the tune of 1% of the sale price.
